Grade A Eco-Premium Office Reinstatement

Global Safety & Innovation Organisation — Solaris, one-north

LocationSolaris, one-north, Singapore
BuildingBCA GreenMark Platinum
Outcome✓ Ahead of Schedule
Landlord Sign-Off✓ Full Compliance

Singapore's most demanding reinstatement spec

Solaris at one-north is one of Singapore's most technically complex commercial buildings — a BCA GreenMark Platinum certified development with integrated sustainable systems throughout. Every floor has eco-specific infrastructure: rainwater harvesting, climate-responsive ceilings, low-VOC environments, and integrated landscaping.

A global safety and innovation organisation vacating their tenancy needed full reinstatement against a landlord specification that runs to exceptional detail. Eco-compliant systems couldn't simply be "removed" — they had to be decommissioned in a way that preserved the building's green certification.

BCA GreenMark Platinum — What This Means for Reinstatement

GreenMark Platinum buildings have strict requirements around how systems are removed and what materials are used. Low-VOC paint isn't optional — it's mandated. Sustainable flooring materials require specialist handling. The rainwater harvesting and eco-ventilation systems must be decommissioned with full documentation for the building management. Most contractors aren't equipped for this. We were.

What we did

01Advanced lighting decommissioning — Climate-responsive and energy-management lighting systems removed and documented for building records
02Custom partition removal — Tenant partitions removed with minimal impact to existing structural and acoustic elements
03Eco-flooring restoration — Bamboo and sustainable flooring materials removed using specialist methods; subfloor restored
04Rainwater harvesting decommissioning — Tenant-side connections to the building's rainwater system formally disconnected and capped per building spec
05Eco-ventilation restoration — Low-energy ventilation system returned to original building configuration
06Landscaped area reinstatement — Outdoor terrace and garden zones cleared and restored; planters and irrigation removed
07Low-VOC repainting throughout — All surfaces repainted exclusively with low-VOC formulations to maintain building certification
08Landlord & building management coordination — Full compliance documentation prepared; all decommissioning signed off against the building's GreenMark records
Ahead of Schedule

The space was handed over before the agreed deadline — uncommon for a reinstatement project of this technical complexity. Full landlord compliance was achieved across all GreenMark requirements. The building management confirmed all eco-systems were correctly decommissioned with no impact to the building's Platinum certification standing.
